Fix and flip. I am a licensed GC with years of new build and remodel experience and fix and flip projects. We can bring 10 to 15 percent to the deal. At the present time we are looking at properties between $300-400K and feel a lender letter would be helpful if we found a deal worth pursuing and not try to do the financials at the last minute. On any flip we do, we limit or renovation # to less than 10% of purchase price. Our time line is historically 60 days or less depending on scopes and needs. Value of completed flip needs to be 35% or greater for the deal to make sense to us. We are focusing on the front range sections of Denver.
