Currently looking to make an offer on foreclosure. The property is listed at 135K. We’ll be making an offer of 115K (the property has been listed for nearly a year.) Looking to be all in at 155-160K with renovation, holding and hard money costs. ARV is 220-225K. Possibly higher waiting to hear back from additional real estate agent.

This would be our company’s first fix and flip. However, we have the help of a mentor who has flipped several properties in the Baltimore area. I’m a full time Air National Guard member in a Civil Engineering squadron and have over 10 years of experience in general construction. I also manage contractors full-time and have a good general understanding of project budgeting and management.
