I am a new real estate investor looking to secure hard money for fix and flip properties between $400-575K. I am looking for 100% funding for both purchasing the property and rehab. Currently looking in the Kailua-Kona, HI area. I have a couple properties I have been monitoring but unable to make offers until i secure funding. The first is just under $500K with estimated repairs of $70K, ARV at least $650K. The other Is listed mid $500K with estimated repairs about $90K, ARV $700-800K range. I would negotiate lower than listing on either.
