(Disclaimer: New to this) Moved to Hollywood right before covid . Got stuck with a $6500 a month lease agreement in my name as people moved out or just stopped paying. I was never late and covered all the missing funds because it was my agreement but I had to go on unemployment to not lose 100% of my saved cash and stocks/crypto portfolio. Making it hard to get financing now. In sept my landloard agreed to let me out of my agreement and I got back my $13,000 deposit (2 months rent) That's my $10k to put down plus closing and such. This has a owner carry but its for $100k with 10k down but the balloon is only 1 year. I could get a significant amount of that paid off in 1 year but agreeing to $100k 14% in a year seems like too big a risk. 3 years Id be comfortable with. This property would allow me to unload my 4 storage units (from LA) and sell the gear like a RED Epic Mysterium X camera package worth $10k+ and camera lenses worth another $10k+. (I had a video rental business in LA) That's just the beginning of what Im willing to let go of to get re established owning my property. I also own pretty much all the tools to build a house, have done construction for a living in the past as well as a ton of other jobs.. Jack of all trades restoration, fabrication, automotive, small engine and a video production degree. I have a lot more in investments as well as a Gem and Crystal business that will be back up and ready to be full swing for the gem show season. Id eventually also like to use the property to generate both income and sales during gem show season. Thanks
