A 3/2 atomic ranch needs kitchen, baths, flooring, paint, some windows, some wall repairs. Possibly roof, not sure. After rehab value is about 375K, perhaps 385K. I think 400K is a stretch. I can do most of the work myself (construction background) and what I can't do, I'll sub out via multiple bids.
