Wooded 5,500 acres with high fencing. I intend to cut all of the pine and oaks off the property and grub and run soaker hose irrigation building 3 ft deep soil beds 10 ft by 100 ft I will need three large bore wells and power for them wells and pumps 30,000 each and power stations 10,000 x 4 then plant giant black and giant blue Hennon Bamboo on 5,000 acres the rate of return per crop from lumber buyers is approximately 30,000 per acre for the blue and 40,000 per acre for the black. The first crop will take approximately 6 year from purchase and a new crew crop every 12-18 months.

The land is in Polk and Trinity counties purchase price 13,500,000, equipment rental 500,000 purchase 60,000 tractors then 3 new SUV's 60,000 water wells and irrigation pipe and electricity generators (butane) 1,000,000 including permit fees, pay for employees including myself 700,000 first 2 years then down to 350,000 for three years. 7 million dollars not borrowed; will come from me and the lumber on the land.

I am not under contract on the property yet. I would be borrowing the money for 7 years.

The land itself would probably appraise for 20 million if divided up it could sell for 10,000 per acre with roads and drainage and sewer and sewer.
