For instance, none of these private money loans are structured with prepayment penalties or default interest and each loan is structured with a three, five, seven or ten year term, which is plenty of time for you to improve your credit or do whatever else needs to be done to quality for better financing or sell your real property to pay the balloon payment.

Most often our clients do not qualify for a bank loan for many reasons. Maybe your credit scores are to low, or maybe your business has not been profitable enough to qualify at the bank, or maybe your business is too new and the bank wants to see two years tax returns. Many of our clients are real estate investors and need money to make capital improvements to rental properties or make improvements to a home and sell the home for profit. We love these types of loans.

What we can do for you depends upon what State your property is located in and what State you reside in. For example:

* In Washington State our investors can fund a business related loan secured with almost any real estate property you own, with the exception of your owner occupied home. We cannot encumber your owner occupied residence for any loan purpose.
* In Idaho our investors can fund a business related loan secured by commercial property, farm, ranch, land only and other non-residential property. Our investors cannot fund a loan secured by residential real properties. Residential real properties are one to four unit dwellings. We can fund multi-family properties of five units or more in Idaho.
* Outside of Washington and Idaho we can broker your loan to one of many hard money investors outside of the Spokane, Washington market area. We explore loans out side of the states of Washington and Idaho on a case by case basis.
