RENTAL PROPERTIES & PORTFOLIOS: We offer rates starting at 4% for long term rental financing programs for non owner occupied investment properties nationwide.
COMMERCIAL BRIDGE: Interest Only Loans are typically between 5.5-7.5% for up to a 1-5 year term, all property types considered, hospitality as well. 65-75% LTV no doc programs.
AGENCY: Rates for Multifamily Properties are at a historic low of 2.75-3.75% depending on MSA and LTV.
EQUITY: We provide high leverage for Value Add and Ground Up Projects Nationwide. We offer the entire capital stack up to 95% LTC available for qualified applicants for multifamily, office, senior living, ground up commercial, and more. No max loan amount on this program, 1mm minimum.
FIX & FLIP LOANS: Rates in the 8-11% range and 2-3 points, depending on loan amount and borrower experience of course. 90% of purchase, 100% of rehab funded up to 75% of ARV. No upfront fees, no income, no tax returns, no reserves! We offer 100% LTC in Texas, Colorado, Washington State, Oregon, Georgia, Florida, New York, New Jersey, Maryland, North Carolina, and Maine. LAND LOANS: We offer up to 75% LTV for land refinances & acquisitions in Urban Infill areas and up to 65% LTV on raw land. Note that if you have a parcel worth 1mm we can offer 500k towards whatever purchase price.
LAND DEVELOPMENT: For select projects in major metros or growth MSA's we offer direct funding for land development projects. We withhold some of the loan proceeds to pay 3rd parties for entitlements and our loan amount will be based off of the permitted value, not the as is value. This is kind of like a fix & flip program but for land development, which is aggressive.
BUILDER FINANCE: We offer up to 100% LTC to experienced builders with aggressive rates starting at 4.99% and hard money at 7.5-9.99% & 3 poitns.
SBA LOANS: We offer aggressive 90% LTV for owner occupied properties and all qualifying SBA real estate related 7a loans nationwide for self storage, marinas, gas stations, car wash, restaurants, RV Parks, hospitality, dry cleaners, liquor stores, office, retail, and any other business related real estate acquisition, refinance, or ground up construction. We have a very high close ratio compared to other SBA Lenders.
